Mold Testing vs. Mold Inspection: What's the Difference?

When it comes to identifying mold, many people assume that a mold inspection and mold testing are the same thing. While both can play an important role, they serve different purposes and provide different types of information.

A Mold Inspection Is a Visual Assessment

A mold inspection is a visual assessment — someone walks through the property and looks for visible mold, moisture damage, or conditions that could support mold growth. It's useful, but it's an opinion based on what's visible at the time.

Mold Testing Provides Scientific Data

Mold testing is different. It involves collecting physical air and/or surface samples and sending them to an accredited laboratory for analysis. Instead of "this looks like it could be mold," you get documented, scientific data: what species are present, at what concentration, indoors versus outdoors.

Why the Difference Matters

The distinction matters most when a decision depends on the answer — buying or selling a home, addressing a health concern, or settling a dispute about whether a previous cleanup actually worked. A visual inspection can miss mold growing behind a wall or under flooring entirely, since there's nothing to see. Testing doesn't have that blind spot, because it's not relying on visibility in the first place.

Independent Results Matter

It's also worth knowing that some inspectors offer both inspection and remediation. When a testing company also stands to profit from finding a problem (and then fixing it), that's worth being aware of. DezAir tests only — we don't perform remediation — so results are independent of any repair recommendation.

Which One Do You Need?

If you're deciding which one you need, a good rule of thumb: if you can already see mold and just need it addressed, a visual inspection combined with a remediation quote may be enough. If you need a documented answer — for a real estate transaction, a health concern, or peace of mind — testing is the more reliable option.
